What is a Factory Built Home?
Many types of structures are built in the factory and designed for long-term
residential use. In the case of manufactured and modular homes, units are
built in a factory, transported to the site and installed. More details
are below.
What is a Manufactured Home?
A Manufactured home is a single-family house constructed entirely in a
controlled factory environment. These homes are built under a federal
building code administered by the US Department of Housing and Urban Development
(HUD). The federal manufactured home construction and safety standards
went into effect June 15, 1976. Manufactured homes may be single or
multi-section and are transported to the site and installed. The federal
standards regulate manufactured housing design and construction, strength and
durability, transportability, fire resistance, energy efficiency and quality.
The HUD Code also sets performance standards for the heating, plumbing,
air-conditioning, thermal and electrical systems. It is the only federally
regulated national building code.
What is a Modular Home?
A modular home is built not only to the federal HUD Code, but also built to
the meet or exceed the state, local, or regional code where the home will be
located. Modules are transported to the site and installed.
Advantages of Building a Manufactured or Modular Home
with Laurel Mountain Homes:
- You will get a quality product at a lower cost than a site-built home
because of the bulk purchase of materials by the manufacturers, standardized
factory production, and design ingenuity all work to keep structural costs
low.
- Construction cost per square foot for a new manufactured home averages
anywhere from 10 to 35% less than a comparable site-built home.
- All aspects of the construction process are controlled. The
weather doesn't interfere with construction and cause delays, or damage the
building materials used for your home. All technicians, craftsmen, and
assemblers are on the same team.
- All aspects of construction are continually inspected by not one, but
several inspectors during the building of your home.
- Elaborate designs are available that include vaulted ceilings, tray
ceiling, fully equipped modern kitchens, comfortable bedrooms with walk in
closets, and bathrooms with recessed bathtubs and whirlpool tubs.
- You will get to design your home with color options, unique features,
energy efficiency features, kitchen appliances, and so much more.
Almost every part of the home will have some option for you to customize to
your own personal tastes.
- Your home building process takes about 4 to 5 weeks to build, and
roughly 2 weeks for setup. You could be in your brand new home in less
than 2 months!
- Two words: FULL WARRANTY. Every home we build
comes with at least a full 1 year warranty after construction is complete.
We'll even take care of any Drywall cracks that may appear from the settling
of your home. That's something no other new construction on the market
offers. And who wants to move into their new home and have to start on
projects already?
- All components in your home are built with brand name products:
Kinro, Owens Corning, GE Appliances, Miller-Nordyne, Quest, Shaw Carpet,
Alloc, Armstrong, Delta Faucets, and so much more.
- All homes are built with 2x6 construction with 16" On Center throughout
with anywhere from a 30 to 50 pound roof load.
- All components of your home carry a Warranty, you can't say that about
most home construction out on the market.
- There are so many feature options available so you can design your house
how you want it. They may include 7/12 roof pitches with Attics, Suite
Retreat Baths, Ultimate Kitchens featuring GE Stainless Steel Profile
Appliances, Hardwood Moldings T/O, Laminate Flooring, Painted Drywall T/O,
Granite Island countertops, several fireplace designs, and much more.
- Most homes today are all Energy Star ready, which means you will save on
your utility bills for years to come. Some things include High
performance windows, controlled air infiltration, upgraded heating, tight
duct systems, energy efficient appliances, furnaces, and much more.
